The Director, Building Systems will provide technical support for all building systems for a 100+ property portfolio (60,000+ units) and identify opportunities for improving equipment safety and reliability. This role will rely on an individual that will problem solve and help design, build and test mechanical devices, tools and machines. Further the Director, Building Systems will work closely with the Financial Planning and Asset Management team for long range capital plans related to repair or replacement of building systems.
- Understand how building systems technically operate and proper maintenance requirements
- Manage building system vendor relationships, and verify compliance with contract requirements and scope of work (e.g- elevators, HVACs, pumps, plumbing, generators, etc.)
- Ability to troubleshoot systems and identify proper consultants to partner with to develop solutions where required.
- Ensure compliance with all regulatory requirements related to building systems (e.g. elevator, pressure vessels, environmental systems)
- Lead incident investigations after equipment failure or hazard identification
- Audit processes and procedures related to building systems
- Monitor manufacturer equipment recalls and facilitate resolution
- Conducts site walks with on-site maintenance teams to audit building systems and discuss safety and reliability concerns
- Works closely with the safety team to review and resolve hazards related to building systems
- Collaborates with capital team and recommends replacements or repairs needed for building systems
- Drives oversight of training on large mechanical equipment to front line maintenance associates
- Ensures testing building equipment and systems during delivery of new assets
- Understanding HVAC loads and process for sizing equipment, ductwork and piping
- Providing operational maintenance and retrofit services to increase performance and reduce energy consumption
- Ability to work with and understand roles of architects, MEP engineers, and construction professionals
- Understanding of elevator system types, maintenance/operational requirements, and ability to identify the need to engage a consultant.
